Recurring House Cleaning for Seasonal Homes in Palm Beach Gardens
A lot of homes in Palm Beach Gardens, North Palm Beach and Jupiter sit empty for part of the year. Owners head north in late spring and come back in the fall. The house doesn't stop needing care while they're gone. In Florida, an empty house can be harder on itself than a full one.
Most cleaning guides treat seasonal homes as an afterthought. This one is built around them. It covers the three stages of the year: before you leave, while you're away, and when you return. It also covers the rules we follow, so there are no surprises on either end.
Why an Empty Florida Home Isn't Really Resting
The University of Florida's extension service puts it plainly. Florida is warm and humid, and summer heat and humidity can cause mildew and mold growth that spreads through a house. Their guidance for seasonal homes includes cleaning thoroughly before you leave, clearing out perishables, and cleaning every bathroom surface, because water left in drains and toilets evaporates and adds moisture to the air.
In other words, the state of the home when you lock the door matters for months afterward. So does keeping the air running. We can't clean a home that's above 78 degrees inside.
Before You Leave: Close the House Clean
The goal before departure is simple. Leave nothing behind that moisture can work on.
A deep clean before you go covers the things a regular visit maintains. Baseboards and woodwork are hand-washed. Fans, vents and tall shelves are reached from a 6-foot ladder. Bathrooms get extra time, since that's where mildew shows up first in a closed home.
A few add-ons make sense at this visit and almost no other time:
Inside the refrigerator. Empty it, then have it cleaned. A fridge left with crumbs and spills for five months is a problem you'll smell in October.
Inside the oven and microwave. Same reason. See our interior appliance cleaning page.
Interior windows and sliders. Glass that's been closed up all summer shows every smudge when you return. We clean interior windows only at our Palm Beach Gardens branch, and you can add interior window cleaning to the visit.
Our deep cleaning in Palm Beach Gardens page lists what a deep clean includes.
While You're Away: Keep a Light Schedule
Here's the part most owners skip. An empty home still gets dusty. Fine dust settles on every flat surface. Humidity works on grout and shower doors even when nobody showers. Cobwebs show up in corners you'd never let them reach in season.
A monthly visit while you're gone keeps the house at a baseline, so you come back to a home instead of a project. For a seasonal home, a monthly visit usually means dusting every surface, cleaning bathrooms and the kitchen, and vacuuming and mopping floors. Our monthly house cleaning page covers the routine.
A few things we need from you for an empty home:
Power, water and air stay on. If the air is off or broken when the team arrives, we can't clean, and the full price still applies.
Access. A door keypad, garage keypad or lockbox works best. We can provide a secure lockbox for $30. We try not to hold keys for residential clients.
Alarm. Give the office the code and the steps. We reset it when we leave.
Gate. In communities like Lost Tree Village, Old Palm and Steeplechase, we need Neat and Repeat Cleaning on the approved vendor list, plus any gate codes or prior authorization, before the first visit. Wait time at a gate is billed.
A ladder on hand. For recurring visits, please keep a 6-foot ladder or a three-step ladder with a rear rail in the home. We bring ladders for the first cleaning.
One honest note. We're a cleaning company, not a home watch service. We don't test your air conditioning, check for leaks or inspect the roof. If you want someone watching the systems, hire a home watch provider alongside us.
Hurricane Season and Your Schedule
Atlantic hurricane season runs June 1 through November 30, which overlaps with most of the time seasonal owners are away. Storms can close our office and shift cleaning days. Our terms of service spell out how storm closures work. If a storm is forecast for your cleaning day, call the office to confirm.
If a storm is forecast, decide ahead of time who will handle shutters and outdoor furniture. That's not part of a cleaning visit, and it shouldn't be left to the last minute.
When You Return: Reset, Then Resume
The first visit back is usually a deep clean, even if the house was cleaned monthly all summer. Months of fine dust and humidity add up. A deep clean brings the home back to the baseline your in-season schedule maintains.
After that, pick weekly or bi-weekly house cleaning for the months you're home. Our guide to how often to have your house cleaned helps you choose. Call the office a week or two before you fly in and we'll schedule the reset visit.
How Scheduling Works for Seasonal Clients
A few policies matter more for seasonal homes than for year-round ones.
No contracts, no minimums. You can move from bi-weekly to monthly in May and back in November. Nothing is locked in.
Notice to change a visit. We ask for 48 business hours. Inside 48 hours, a 50% fee applies. Inside 24 hours, or if the team is locked out, the full fee applies. For an empty home, a lockout often comes down to a dead keypad battery or a changed gate code, so check both before you leave.
Card on file. It's charged the day of service, so there's nothing to mail or arrange from out of state.
A house manager works as your contact. If someone local manages the property, they can be our point of contact for scheduling and access.
Pricing. Most of our recurring clients start around $225 a cleaning and go up from there. Residential cleaning in Florida isn't subject to sales tax. See our house cleaning prices.
Condos and Larger Homes
Seasonal condos along the Intracoastal and on Singer Island often have building rules of their own, such as vendor registration or elevator reservations. Check with your building and tell us before the first visit. Our condo cleaning in Palm Beach Gardens page covers how we work in condo buildings.
Larger seasonal homes, including estates on Palm Beach Island and Jupiter Island, need a walkthrough before we quote. Any home over 5,000 square feet isn't quoted over the phone. Our luxury home cleaning page explains the process.
Questions Seasonal Owners Ask
Do I need to be in Florida to set up service?
No. We can quote most homes over the phone, and a house manager, family member or neighbor can meet the team for the first visit. After that, a keypad or lockbox handles access.
Can you clean my home before I arrive for the season?
Yes. Call (561) 245-3839 a week or two ahead to schedule it. The first visit back is usually a deep clean, then we move to your in-season schedule.
What if a storm closes your office on my cleaning day?
Call the office to confirm or reschedule. Storm closures are covered in our terms of service.
Do you serve Lost Tree Village and Old Palm?
Yes, from our Palm Beach Gardens office. Add Neat and Repeat Cleaning to your community's vendor list before the first visit. See our pages for Lost Tree Village and Old Palm.
Can I pause service entirely while I'm away?
Yes. There's no contract. A monthly visit keeps the home from falling behind while you're gone, but it's your call. Call the office before you leave and we'll set it up either way.
